Our villa is fully staffed with villa manager, chef and room maids.
Rates cover up to 8 guests. For larger groups, there is an additional charge of ฿2,500 THB per/night per/additional guest. For groups of more than 10 guests, please enquire for details.

Additional Notes
Airport transfers will be arranged for you, unless you're making your own plans. The airport transfers are not included in your rental cost because different groups require different arrangements, varying in vehicle size and luxury specification.

- Infant: under 2 years old
- Children: 2–17 years old
- Adults: 18+ years old
- Nannies count as 1 adult
Over 8 Guests
Additional costs will apply for groups of more than 8 guests. We have only a limited amount of spare bedding that we use to add guests into existing bedrooms. However, we do have a spare cabin at the end of the villa, but it's not the same standard as other bedrooms in the main villa.
Minimum Stay
Generally, 2-night minimum stay is the requirement, however, 1-night stays may be possible if they fit in between other bookings and don't block other reservations. Longer minimum stays may apply during peak periods and holidays.
Arrivals & Departures
Arrivals can be flexible though usually from 2:00pm. Departures are strictly by 11:00am. Early check-in and late check-out may be possible if they fit in between other bookings and don't block other reservations.
Refunds & Cancellations
There are no refunds for payments made, however, should the case arise that you can't make it on the dates that you've booked, so long as you informed us not later than 1-month before your arrival date, we will do our best to offer you mutually acceptable alternative dates of stay. If you informed us less than 1-month before your arrival date, we may not be able to offer alternative dates as we will need to cover our losses. That said, if we are able to rebook the villa for the dates that you originally booked, we will be able to offer you alternative dates. We recommend that you take out travel insurance to cover any unforeseen circumstances that may arise.
